Three ways water gets in — and how we stop it

Every job starts with a free inspection so we can tell you which of these actually applies to your house, not just guess from a phone call.
Basement Waterproofing
Most basement leaks in older brick and stone foundations come in low, along the floor‑wall joint, where hydrostatic pressure from the water table pushes moisture through the seam. We route it before it becomes a puddle: an interior drain line along the footing carries water to a sump pump and out and away from the house. For homes that need it, we can also excavate and treat the exterior wall directly — a bigger job, but the more permanent fix.
Signs to watch for
Pricing tiers
⚠️ Damp or musty smell in the basement ⚠️ White chalky residue (efflorescence) on walls ⚠️ Water stains along the floor-wall joint ⚠️ Water appears after heavy rain within hours
Interior drain + sump system
📍Lower cost, faster install, best for isolated leaks
Full exterior excavation
📍Higher cost, addresses the wall from the outside, best for chronic or widespread seepage

Foundation Crack Repair & Injection
Not every crack needs a full excavation. Most vertical and diagonal cracks in a poured wall can be sealed from the inside with a low‑pressure epoxy or polyurethane injection, filling the crack all the way through to the outside soil so water can't track through it again. We'll tell you honestly if a crack is cosmetic or structural before you pay for anything.

Signs to watch for

Pricing tiers
⚠️ A visible crack that's damp, dripping, or growing ⚠️ Rust staining bleeding from a hairline crack ⚠️ A crack that lines up with a wet spot on the floor ⚠️ New cracking after a heavy storm season
Single crack injection 📍Patch pricing, usually done in one visit
Multiple cracks / structural concerns
📍Full assessment, may include a referral for structural engineering if needed

Crawl Space Encapsulation
An open crawl space is a direct line between wet ground and the air you breathe upstairs — roughly half the air in your living space starts in the crawl space. We lay a heavy vapor barrier across the ground and up the walls, seal vents and penetrations, and add drainage or a sump if there's standing water, so the space stays dry instead of just hidden.

Signs to watch for

Pricing tiers
⚠️ Musty air upstairs even with the basement dry ⚠️ Visible mold or wood rot on floor joists ⚠️ Standing water or wet dirt under the house ⚠️ Sagging or bouncy floors above the crawl space
Vapor barrier + sealing 📍Patch pricing, usually done in one visit
Full encapsulation + drainage 📍Patch pricing, usually done in one visit
